  • The GTA saw approximately 16,500 new real estate listings, down 14.4% year-over-year, indicating fewer homeowners are bringing properties to market.
  • The average GTA home selling price was $1,006,409, approximately 5.1% lower than September 2025.
  • The MLS® Home Price Index benchmark declined approximately 4.7% year-over-year, creating improved affordability for some Toronto and GTA home buyers.
  • Homes took an average of 34 days to sell, compared with approximately 33 days during the same period last year.
  • The average sale-to-list price ratio was 98%, meaning GTA home sellers are generally achieving close to their asking prices.
  • Current conditions indicate a balanced GTA real estate market, giving buyers more negotiating opportunities while inventory remains relatively controlled.
  • Lower home prices may provide opportunities for first-time home buyers, move-up buyers and real estate investors who have been waiting for improved affordability.
  • Buyers remain cautious despite improving affordability, making proper pricing and marketing increasingly important for GTA home sellers.

Fall Home Maintenance Tips for Ontario Homeowners

  • Clean your gutters before winter to remove leaves and debris and help prevent water buildup, leaks and ice damage.
  • Inspect your roof for damaged, missing or loose shingles and check flashing around vents and other roof penetrations.
  • Check windows and exterior doors for drafts and replace damaged weatherstripping to improve energy efficiency.
  • Prepare your furnace for winter by replacing the filter and considering professional furnace maintenance before colder weather arrives.
  • Inspect exterior vents, including furnace and dryer vents, and clear away leaves, nests and debris.
  • Prepare your yard for winter weather by trimming branches that could become hazardous under heavy snow or ice.
  • Winterize exterior plumbing by disconnecting garden hoses and shutting off exterior water supplies where possible.
  • Make sure snow shovels, ice melt, snow brushes and other winter supplies are easily accessible before the first snowfall.

GTA Housing Market Outlook & Municipal Housing Policy

  • Housing affordability continues to be a major concern for GTA residents and home buyers.
  • Municipal governments play an important role in decisions affecting housing supply, development, affordability and the cost of homeownership.
  • Upcoming municipal decisions could influence Toronto, GTA and Simcoe County housing policy over the next several years.
  • Increased housing supply and improved affordability could help strengthen buyer confidence in the Greater Toronto Area real estate market.

What This Means for GTA Home Buyers and Sellers

  • Buyers: Softer prices and increased negotiating opportunities may make this a good time to explore available homes.
  • Sellers: With buyers remaining selective, accurate pricing, strong presentation and strategic real estate marketing are especially important.
  • Investors: Changing prices and market conditions may create opportunities to evaluate Toronto and GTA real estate investment properties.
  • Homeowners: Understanding current neighbourhood values can help with decisions involving selling, refinancing, renovations or future real estate plans.

  • For GTA and Durham Region home buyers: declining new listings could reduce choice if inventory continues to tighten. Buyers should watch both pricing and inventory rather than relying only on year-over-year price headlines.
  • For GTA and Durham Region home sellers: fewer competing listings may improve positioning, but buyers remain price-conscious. Preparation, condition and accurate pricing remain important.
  • For real estate investors: a more balanced market can create opportunities to evaluate properties based on long-term value, income potential and financing rather than competing solely on speed.
